old house maintenance

Hay, any advise would be well appreciated. thx in advance.

1. the down light fixed last month and agent call back said not working another down light (same area), no guarantee for previous job? we just have to fix fix every time the lights not working?

2. does the law require landlord to install or fix window flyscreen ? (we lived there before but never use it)

3. all the repair and maintenance to be done by landlord? anything for tenants?

1. yes you have to fix anything that's broken.
2. if it was there when you leased it then you have to fix it, unless the damage was the tenants fault.
3. tenants only have to repair something they break that is not normal wear and tear. everything else is up to you.

Are you sure?
If it is recorded on the inspection report as torn/missing when they moved in..they should only be required to maintain, and not improve.

In many of our rentals, (the very basic ones) we no longer replace screens...as every tenant rips them. We just inform the tenant they are welcome to buy the fly screen and repair it themselves.
Funny how they can't be bothered either.
 
....about the downlights, is it just the bulbs that burn out? Tenant should replace the bulbs and you are only required to repair a faulty fixture.

I don't think you are required to provide screens unless there at time of inspection.
