OTP 2 bed for under 600K in Sydney metro?

When I think metro ofp, I think of the new Sydney Glebe traincourse Mirvac developments - 1 bedder 45 sqm no carpark - 650K lol, I nearly fell off my chair when talking to the agent :)

On strata though - according to the Mirvac agent, the new developments are not putting in pools and gyms to reduce strata, apparently this is a new trend.
 
I would not by an OTP apartment in Sydney these days for the following reasons:

- OTPs are usually overpriced by 50-100k
- There is a lot of stock coming up on the market in the next few years
- Apartments do not generally grow up well in value

If you want to buy a solid property with good CG prospect then buy something that would appeal to the families, these are sort of people who would pay 200-300k over reserve just so they children would go to the right school or be close to work or have some backyard.
If you can't buy anything that fits these criteria then simply don't buy, the market in Sydney will eventually revert to the good value territory.
