Potential tenant proposes a lower rent

i like lil skaters idea meet halfway
otherwise try for a week free that way if you do up the rent its higher to start with so a $5 increase doesnt look as bad as a $10 or $15

Certainly agree with Lil Skater. Considering they have put the application in they are obviously involved with the property. They may also move agree to move in 3 maybe 5 days earlier - this will help offset some of the rent loss as well.
 
A question on the tenants wanting a lower price; have you reviewed who these tenants are? Just because the agent found someone, doesn't mean you have to jump at it. You should also review who these people are on paper.

If it was me, I would want a mature couple or young family. Not a single guy who may have a party every weekend and have your place trashed.

Go 500 for 6 months or 12 montsh with 520 rise after 6 months like other have said.
