Pre Construction Costs

Hi All

I have almost got my Duplex development approved and have received a Notice of Decision from council to grant approval. I got some quotes from the architect for the following but they seem too much.

Working Drawings - $7500
Structural Engineering Drawings - $7500
Civil Engineering Drawings - $3500
Soil Test - $1000
Energy Rating - $1800
Establishment of Boundary Survey - $950
Building Permit - $1250

I mean its a Duplex but it seems way too much. I have added two files of the floor plans for your perusal. Any feedback would be greatly appreciated

Building Permit - $1250 (give or take)

My opinion on your costs are as follows:
Working Drawings - $7500 (sounds pricey, if your design is pretty stock-standard then use a draftsman rather than an architect to save)
Structural Engineering Drawings - $7500 (sounds a little high for only 2 dwellings)
Civil Engineering Drawings - $3500 (sounds about right)
Soil Test - $1000 (sounds cheap)
Energy Rating - $1800 (about right, maybe should get it cheaper for a small project like this)
Establishment of Boundary Survey - $950 (sounds about right)
Building Permit - $1250 (sounds about right)

Ok Changes to pricing
Working Drawings - $4500 - will try to get it down a little more but will use a draftsman as appose to architect - its pretty stock standard and on a flat block

Can you send me some details of any contacts like structural engineers, civil engineers because those prices are a lot better than the prices i'm getting.

The project is in Kingsbury 10km North East of Melbourne CBD
