Pre purchase inspection

On the subject of inspection, we looked at one particular property that in general has a reasonable condition, but with many "little things" are not in working order or apper to be problematic. For example: No light bulb fitted in a couple of rooms; no shower head in the 2nd bathroom; shower door that has no roller hence can not be easily opened and closed; cupboard door handle falling when opened, etc; permanent wetness under the house around pool's pump; and sign of ongoing moisture presence on one side of the house as indicated by accumulation of white salt on surface.

It is the buyer's responsibility to check all those things and make sure everything is to buyer;s satisfaction. But if there is o light bulb ones can not test the light; and if there is no shower head; ones can not test if the shower works or if the shower recess leaks.

Could we specify these areas of interest to a building inspector, so they will specifically leak tested the shower?Or do they only do the standard stuff?

I think I will combine both options. Use B to negotiate final price, and if there is an agreement, do A to confirm areas requiring fixing.

go to your building inspection. Take a couple of light bulbs and test it.

There is a limit to what a building inspector can check usually, ie ovens etc, as they are not electricians, but there is no reason you cant check while you are there.

Unless the house is brand new, under warranty, there will always be a couple of little things to fix up- the building inspectors job is to make sure a little problem isnt a symptom of a bigger issue, ie bit of moisture isnt a burst pipe in the wall, or a crack isnt a structural issue etc.

Test all the taps and showers, everything that would cost money to replace if it didnt work... the inspector will run a moisture meter around any showers etc to see if there are leaks....
