Property Options - Massive success?

Have you been successful at making money with property options? If that's you I would really appreciate your input. Many of you have worked extremely hard to get to the position where you now are and I really respect that because I can appreciate what it takes.

I'm a 24 yr old investor, I've had a range of business experience buying as selling a wide range of things. Essentially doing flips on everything from fishing tackle to sports cars. I have strong analytical and problem solving skill sets, as well as being a continual student in my phone, interpersonal and negotiation skills. However I have virtually no experience in property.

I'm looking at doing a property options course, specifically from Mark Rolton. I believe there is massive potential in property options with development approvals as a vehicle for accumulating wealth. I also understand that success in anything is 80% psychology, 20% mechanics.

What I'm looking for is feedback on a few questions from people who have been financially successful with property options. Specifically what I need guidance on what you believe is:

- the effect of the current economic climate
- the time frame may take a committed full time investor to understand the mechanics of the market enough to really add value and put together successful deals
- your experiences in finding opportunities and the timeframe it took you to find the first owner willing to write an option with you. A lot of people say this is very hard, but I believe it largely comes back to the commitment and skill of the individual.

If you do get involved with Platinum Pursuits, Mark's company, then please do keep the forum updated on your perception of the education and how well it served you in sourcing profitable property options for Mark.

I've got Mark's DVD but haven't watched it yet. To date I've been sourcing my own sites with a view to developing them myself. Mark's approach is to deploy a team that he educates to source sites for him, and secure them under option for him to vet. If they stack up then he pays a small commission to the person who sourced the site. That's sort of how I understand it works.

The person sourcing the site, i.e. you, get cash for nothing down, and Mark's business gets a good site at a good price. Win/Win.

Have no idea how well it works in practice.

Michael I think you have the wrong guy. Platinum pursuits is Daniel Kertcher who is a stock market dude.
Mark Roltons' company is Massland. Very smooth talker. Too smooth for me. :) I heard him speak a few weeks ago.

If I do get involved with Rolton and Massland I'll report my experiences. I know there are many people on this forum who are eager for feedback on different investment opportunities, especially when its delivered in a non sugar coated way. So I hope down the line I can serve our forum community and add some real value.


Rolton's approach is to teach students the fundamentals, then if they wish to they can go in a JV with his company Massland. Here the students source deals for Massland and receive a 20% share of profits. Massland pay for the DA costs. I'm havn't talked to any such students, however there seems to be enough profit all around in the deals that on paper at least, it seems feasible.


Specifically what I'm looking for is insight into the ease/difficulty of sourcing sites suitable for development and then getting an option over them.
Does anyone have any ideas on that side of things?
 
Yeah, as Rockstar said I think Platinum is by Daniel Kretcher. He teaches share options/CFD's. He has worked with Rolton before.

Rockstar: I did a search already and I didn't find what the info I was looking for. Specifically there was some not so positive feedback from a few individuals, these lack of results may have been due to the system not being effective, or they may have been due to the specific individuals mindset / skill set and actions. Finding a couple of people who have been successful answers that question. And I believe modelling them will get results. Thanks for the idea though.

the DVD is (I'm assuming) probably an intro to property options DVD. If it is branded at the back as Platinum Pursuits with their telephone number that's so if you go ahead and order the home study, you do so thru them as the vendor so they can get the affiliate fee.

Rockstar is correct, they are primarily a share trading education entity who have affiliate links with other providers to enhance their own income stream
 

Thanks Rockstar for looking it up. Honestly I had already read that thread and it wasn't what I was looking for. No one in that thread had had any real success.

I've since found a few people who are having success with property options and one person who is using the Massland method based in Perth where I live.
 
Yes I have used options to buy and sell properties, as well as vendor finance etc. There is nothing new or amazing about any of this it is just a tool to be used when there is a situation that can benefit from it.

To me the question has sounds like "have you ever used an oven to bake a cake" ?

It is not really the brand of oven but the chef that makes the difference.

Mark Roulton dazzles people with his creations because he is a creative person. However there is a huge level of experience and knowledge behind it all. The option contracts are just a tool! (the brand of oven)
 
Lucky, if you search a lot and can't find any successful people or positive information on massland, perhaps it's time to ask why that is. Is it because they're all out there so busy that they can't talk, or is it because there are none, and if there are none, why is that? If you go out only looking for one thing you leave yourself vulnerable to missing the other potentially important information on the topic. Keep an open mind.

As Xenia said, options aren't new by a long shot, both in the purchase of property and in the development field, but there are certain market realities you should probably educate yourself on before paying a seminar spruiker anything substantial.

My suggestion is go out to the market place (acquisition managers in the developers, agents like colliers, cbre, knight frank etc) and ask them what they know about options, massland etc, especially round the Gold Coast and Brisbane area. See what you can find out before handing over too much money.

I went to the seminar and found the info to be very powerful.

Xenia : I like your baking metaphor and I agree there are hundreds of different brands of ovens. Indeed methods of preparing food are unlimited, in addition to ovens you can use grillers and BBQ's too, or you can eat the food raw.

Likewise there are unlimited vehicles for making vast sums of money other than just the property market. As long as someone knows what they want to eat, and have a plan about how to prepare it, then best of luck to them.

I have also found several people who have had success using the Massland forumla and am very happy with how the journey is unfolding. I'll update you guys in 6 months or a year because thats when the rubber has well and truly hit the road.

I was very excited to stumble across your post, albeit a few years old now! I hope you are still around, as I would love to hear about your success with property options and your experience with mark rolton. I am currently doing the same research and as Matt007 mentions there are not many people writing, perhaps there are not many out there, or are like you - too busy making money!

I hope the latter is the case (as sounds more plausible :) and would appreciate hearing your experiences.
