The real estate agent is working on the seller's side (and of course have their own interests at heart first and foremost). You are a buyer so use your search filters/criteria to buy the actual property you desire. You must not be concerned who the intermediary is.

If you lack confidence then possibly investigating a BA may serve you well.

End of the day it's all about numbers (and/or some emotion if this is a PPOR). Inspect plenty and make offers on those that suit/appeal.

I cannot recommend any agent in Mount Waverley. You should be buying from all those who have the property you desire. Pure and simple.
