Removed tenant stop anyone entering the house? Any suggestion?

I got a property in Mount Druitt area. The tenant was behind for serveral weeks.

PM did good job for tribunal, sheriff to remove tenant from the house. The tenant damaged the house when left. The big problem now is tenant(along with their buddy) will stop any tradesman trying to get into the house to fix . PM said whenever someone get closer to the house. Maybe some neighbor with good relationship will call the tenant and 20 guys will come over to scare him off.

PM said nothing we can do except waiting for them tired of this game.

I got building/tenant insurance. But situation like this make me worry. If they keep doing this for several months. Will it be covered by rental lose? Is there any suggestion to fix this?

PM said police is aware of those persons. But personally I have not called police.

Just wondering will police do anything if those persons just threaten people off without violence?

Call the police.
Looks like even if you get it repaired, you may be in store for damages again afterwards.

On many occassions, when doing maintenace and repairs, Rob will ask me to be there as an extra set of eyes.
 
I had an ex-tenant who was similar. He was breaking into the property, dropping in on my new tenants at midnight, and was asking my tenants for property. He called me one day and I told him straight out I new it was him, asked him to stop it, he denied it but he never did it again. He did get bored with it after a few months. It was good to see the feral neighbour next door moved out from rental property around the same time also!

Ok so you're saying that the tennant has been evicted from the property as per tribunal? I would be then going to police, especailly if they are not allowed on the property. You could even turn up and call the police on them, asking them to be escorted from your property as they are trespassing.

If they are still in the property, then I would wait til tennant is out before doing repairs.
 
See TerryW on this forum, he's a NSW based solicitor. A lawyers letterhead may put him off more than the police. Then again if he is a complete grub may not care at all

The tenant was evicted . But still around to scare people off. Also they don't have to be in the property land to do their job. So you can't really call it trespassing.

I called the police. They said I can call police when things happen but they can't guarantee the arrive time. Don't know what will happen if I was there waiting for police while surrounded with 20 gang member.

The solicitor is worth trying. But I don't even know his new address. I believe that's the only official way for solicitor letter?

Call the police and tell them you think he and the guys there have knives. They will be there in 60 seconds, and hey, you werent sure they had knives you just thought you saw the glint of steel in the belt...
 
Can you not attend one time with the trades person and get video of this happening, then hand whatever happens in to the police?
