The saying I like to use is that 'realestate.com.au doesn't prove what properties are selling for, it proves what they are not selling for......'

Anyway, I think what you have found above is a mistake by the agent. There are two different floor plans on the ad for 14 Fulton. The text now says that 14 is a 3x2x1 and 14a is a 4x2x2.

Update

Progress since my last post :

1. We finalized the builder, Distinctive Homes and the final quote for a 175sq mtr house is 154,000 including footings and facade.

2. We have got the approval from the council and the surveyor told us that they will do the survey in next 2 weeks. According to him, we can start building anytime after that.

3. The builder reckons that he doesn't need the titles, they can start building once the pegs / boundaries are drawn. This will save us 2 months time :).

4. Time to look for a good demolition company. (Any suggestions?).

5. Should we involve a quantity surveyor to get depreciation schedules drawn before demolition ?

6. Time to start selections for the bricks, electrical etc.

7. Look out for deals on floorings, aircons and paving. Any suggestions welcome.

Time to manage the costs and the cash flow very tightly.
