It would want to have a whole lot of CG coming up, because its GROSS yield is around 2.5%

That's based on your figures (160pw x 3, $1M Purchase)

Looks pretty sad according to my calcs

I have assumed your salary $50,000 and IO loan at 6.42% on full amount borrowed of $1m

My PIA cals deems it will cost you $638 PW

Your rental fugures seem pretty low for a 1x3 bed and 2x2 bed units. - Only $160p.w each??? May be worth checking with the agent for exact rental returns. May make a big difference to you figures.
