Tenant gives notice

I have self managed for the last three years with a great tenant. Unfortunately she has signalled that she will move on around Christmas and has given me advanced warning.

She has kept the place spotless.
She is happy to give me access to improve the property and to let prospective tenants through.

I plan to have select a real estate agency to take on the role of finding a new tenant and property management.

My questions to the SS group are

Should I pick one agency and be done with it or field offers to a number.

What to look out for when signing the agency contract, what do you cross off.

Any thing else?

Go and see three, and check out fees etc. The most important things I look for though are 1. How long the PM has been there, I hate getting a new PM every 6 months. 2. Gut feeling on the PM. 3. How much they really know about property management, though a few curly questions at them and see how they respond.

Make an interview questionnaire and interview them. Make sure they are confident and good communicators and yes question them about the Residential Tenancy Rules. If they have been in the industry long enough with the experience behind them, they should know these.
