I've heard Matthew's Hill called "The Toorak of Sunshine" by other investors.
We've just bought a PPoR with aim to subdivide for dual occupancy in Albion. A lot of movement there and prices rising fast. Still rough in patches but there's a lot of reno going on and a community group and eco-garden and council doing lots of works so promising for return on investment I think. I'm no expert though.
Matthew's Hill is gorgeous. I'd live there in a heartbeat if we could afford it. Can't go wrong there. But for a little less you could buy a few streets further north and those pockets are going up in value fast too.
