Two Story Layout - Bedrooms where?

Thinking ahead on different designs for future development for Higbury http://somersoft.com/forums/showthread.php?t=94688

Those that have two story homes, lived in them, design them.. hey anyone who has an opinion on them... Where do you think the bedrooms should be?

At first I liked the idea of all living downstairs and bedrooms upstairs

A bit like these

But that would mean walking up and downstairs each day... so thinking having the master downstairs would work well

Something like this

Who is your target market? I have 2 young children and totally disregarded any house that had the main bedroom on the ground floor when looking for our new home. My 4 year old comes into our bed regularly and our toddler wakes they the night so our room downstairs wouldn't work. On the other side a family with teens would probably favour splitting the bedrooms.

There are pros and cons to each.

I have 2 minor bedrooms on the ground floor then master and one minor on top floor. But that is uncommon. Basically we had the 'nursery' upstairs with us and when the kids got older they went downstairs. Then we ran out of bedrooms downstairs so youngest has stayed upstairs.

I think with most townhouses there is little room downstairs to have a master so all of them are upstairs.

We probably spent 70% downstairs and 30% upstairs so having bedrooms upstairs works quite well

Target market will be families. I think bedrooms upstairs will be the end result. That way can entertain whole bottom floor without having to provide access to top floor. I think it will work well having the design with bedrooms upstairs split by the living area.
