What areas in Melbourne are good value at the moment?

What are the thoughts about 1bedder inner city properties. I figure the capital gains might not be great on these smaller properties but the rental gains seem pretty solid.

Also just for personal use I'd like to always have a place in the inner city that I can fall back on.

Surely if it's for personal use, you're better of getting a mega-CG type property which commands crappy rent (to justify you living there)?
