What items need replacing the most?

Help me get a top 10 list: 'In your rental properties, what are the items that you have to repair or replace the most?"

Here are some thoughts:
- batteries in smoke alarms
- carpet
- dead plants
- garbage bins, why do tenants take these?

What do you think? What is weirdest thing you have replaced?

Light fittings.

As to the strangest, had a vendor remove the spindle in the toilet roll holder prior to settlement. Had to delay settlement for an 1 hour until it was returned.

sometimes what is more annoying, is the junk they leave behind.
 
Three tenants in two years at the townhouse.
I left a short garden hose attached to the tap in the courtyard along with nozzle. It lasted six weeks. So I replaced the attachment at the tap for the next tenant. Never saw it again.

Thanks, I forgot about hoses. One funny person on Facebook suggested the tenants.

Had a tenant want me to replace a light bulb, then when she left she took all light bulbs and the shower head!!

Tap washers

Yep, its on every one of my properties checklist to ensure that both globes are in every light fitting before and after. Still have to charge tenants for about 50% replacement every time.
 
We had someone take all the furniture. I guess they thought we wouldn't notice.
:eek: Fortunately this is something we haven't experienced.... yet!!!

Linen - bedsheets and towels - these need to be replaced (not necessarily all of them, just one or two) at almost every turnover.

Tea spoons
Teatowels - these get trashed.
