What to look for in 'contract' ....

Guess this is why asked the question - reviewed a contact today that wanted to:
- spend buyers deposit toward stamp duty on vendors next purchase
- whack on fees for forfeiting
- waive all illegal extensions

etc etc that were all in vendor's favour

Yeah don't release the deposit before settlement. Some people don't care but i'm not a fan of it
