Yokine - Perth

What do you think of Yokine as a suburb to reside or invest in? I've been looking at it on a map and it seems reasonably priced compared to surrounding suburbs. I'm not sure if I've been there before, I looked at some villa's to see some live example of builder's work a couple of years ago, but I can't remember if it was Yokine or another suburb off Morley Drive? From what I've researched it seems like a decent area, nothing too exciting there, but close to other good suburbs attractions without the pricetag. Parts are also in zoning for some good schools. Anyone who knows it better can you please share your thoughts!

It is also next to Nollamara and Westmister which is considerably cheaper.

Yokine is a real mixed bag from older home on development site will set you back around $700K+ depending on the location/size of the block

Modern/new upmarket townhouses around $750K depending on location/quality of townhouse.

2 bedders, I think you could get under $300K but will possibly require a renovation.

The most sort after pocket is around the Yokine Golf Course, close to the Dianella (Golden Triangle). There are properties with city views in this area.
Also, properties next to Coolbina, mainly find upmarket townhouses here.

Seems like Yokine is overlooked by many, not sure why?? ticks many boxes, close to city, good schools, transport, facilities.

Do You know what public high school zone Joondanna is or an easy way to find out? I'm guessing it's Mirrabooka SHS which may not have an intake area. It would be great if they all had a map and explanation like Mount Lawley High http://www.lawley.wa.edu.au/view/choosing-lawley/boundary/

Yep - they handed out a perfectly serviceable version at the Open Day. Don't know why they couldn't put it on their website - probably budget restrictions! :eek:

And the "optional area" business could do with explaining better as well...

Yokine is nice but yes neighbouring suburbs (e.g. Nollamara) always looked better value when we were looking. Some of the houses in Coolbinia / Menora are sensational - big blocks and private parks off the backyard etc... exxy though.
 
in Yokine? maybe around the golf course, but i wouldnt buy there anyway, density allowance is too low.

Yokine is a cracker of a suburb, just buy R40, not R30.

Agreed, we own a rental on 1000 sqm block on Croydon Ave, not too many blocks around this size in Yokine, developors snapped them up during the boom. I would think this may fetch closer to around $800K.

What I have noticed is houses in Westminster/Balga on 728 sqm blocks may be great value, if you can pick up close to $400K and develop down the track.

Thanks for all your thoughts. I'm thinking of possibly relocating in the future and considering high schools for my kids so primarily looking within Mount Lawley catchment or possibly as a second choice Churchlands. I also want a suburb within easy commute to city, beach and/or river and great place to live under $800,000. Doesn't give you much choice though unless you like to renovate or have a small block. I think I might start with a purchase of something like http://www.realestate.com.au/property-villa-wa-woodlands-109802546 or large villa that could possibly have value added eg combine laundry/bath and convert to three bedroom, http://www.realestate.com.au/property-villa-wa-yokine-109637686 http://www.realestate.com.au/property-villa-wa-yokine-108843026 Which could be used as a rental, and to see if we like the area before selling PPOR. I also think those area's within 10k's of the city will benefit with Perth's waterfront development. If you can go within the right school catchment, I'd consider Maylands and/or Inglewood.

Inglewood is already an established area. Maylands doesn't have the best 'rep' but I think will offer good capital growth over time. On the river, rapidly-improving cafe strip, close to Mt Lawley and the city...

I've been watching those area's too. The better properties under $450,000 get sold within a few weeks.
