    Tiles can look amazing but the wrong tiles can also make a living room look clinical. I can only assume the GF is not going for a top end finish, then carpet in the bedrooms is totally fine. I personally like timber that gives a warm feel or tiles with rugs are practical in cold old Sydney :)

    Last loan I did with Nab for a total loan amount of $345,000 was 6.79% with half of that fixed for 2 years at 6.69% personally I think that is a ripper deal! (LVR 90%)

    Agree with doing both but unsure to the actual cash out benefit of the reno's. If the place was a "dump" to start with it might generate more $$$.

    Would have to agree with the agent about most of the clauses you have highlighted. Who pays the building insurance has been debated with a number of my commercial clients and most choose to not to pass it on to the tenet. The main concern is if it wasn't kept current (for a number of reasons)...

    I have had this happen to me before. My settlement agent advised me to hold back a small amount of money at settlement to cover work not done. We did ($1000) and all work was completed a day after settlement!!

    Borrowing fund for IP not using PPOR ?

    I agree with Rolf but would add that I advise my clients to have the loan on the PPOR ready to go before you start even looking for your first (next) investment property. Having a larger deposit has helped me knock $$$ off the purchase price.
