    I wouldn't put anything in there about negotiating a lower rent. I'd just put a comment in there stating that they should remember to contact the agent promptly if they have any issues with paying the rent on time so it can be sorted.

    I replaced an old wall unit with a split system last year. Cost around $1000 for the SS and was $660 installed. Also got someone to plaster and repaint the wall. Still under $2K and was able to increase the rent a lot before next tenant went in.

    Same in Vic - if not separately metered, the landlord pays it all. If separately metered, the tenant pays for usage and landlord pays everything else.
