7x unit site, WAPC clearances in place for 7 units, however, the owners initially were to build 2 storeys on the block.
after a change of heart, they've decided on single storey homes. i've designed these singles to fit inside the current approved lot subdivision, so no WAPC issues, but the DA is still being assessed after resubmission.
lots in this area are rare, bank vals are consistantly coming in at around $220k a block.
this site wil be developed, but the owners are stretched to the max will consider selling to offload some debt burden.
asking $1.29mil for the whole site, which i feel is bargain basement buying.
rents in the area for a unit like this are approx $390-$420pw.
