809 splitter a Brisbane

Just bought an 809 Sqm block on two lots

What approvals and costs required to split & create 2 titles.

Allow $50k in fees and costs to split the block. Extra if you have to knock down the existing house.

Might be cheaper if it's already in 2 lots. Do you have to pay headworks if it's already 2 lots?
 
Plus running electricity and water. Who knows you might get caught out and have to dig up half the road to run the water and it could cost an extra $25k just for that.

Finding out the costs for splitting the block is always a good idea before buying it.
 
If it is already on two lots, the only thing you need to do is lodge a form (I forget which) to create the second title. The form you need is Queensland Land Registry Form 14 - General Request Form.

This costs about 300 bucks.

Council contributions etc are not required here.

There will be other smallish costs for demo/house removal applications etc and service abolishment (gas elec telecomms etc).

The biggest costs (for land prep) will come from servicing (sewer and water) from QUU.

House removal/demo will be a biggy but not necessarily as bad as you might think. Our last quote was 10.4k for a not insignificant house, with some asbestos within.

One would hope at the very least Splitter confirmed there were no demo restrictions over the block!

May we ask where it is Splitter?
