Advise on Western Sydney

It's all relative really. Yes, there are some rough areas around the H/C subburbs but overall I'd be happier living in Tregear than Auburn.
Bogans need houses as much as they need foxtel platinum and a VE clubsport. I have no problems catering to their needs :)
I'm also happy to cater to their needs. Oops, did I say that? I meant their wants, because I'm pretty sure nobody NEEDS foxtel etc. ;)
 
I agree with skater re Auburn - used to rent an illegal dodgie converted cottage in Lidcombe and HATED going to Auburn to pay rent - always felt dirty and unsafe. I felt generally safer cruising the streets of the housing comm suburbs of the west! And I currently live in Yagoona - and hate Bankstown and don't feel safe there at all.

You won't know anything of a place until you spend hours of your time looking at all different times of the day ... If I'd relied on Internet comments made by others I would have missed out on my awesome ex-many-years-ago-housing-comm house which I got for a reasonable price but not a steal.

You, and only you can put in the hard work.

Are you refering to the Centro shopping centre or the shopping district around it?
I was there the other day looking at units and it doesn't feel unsafe but the asking prices are too high
 
BV the shopping centre is fine - it's more around the train station and the areas around the hotel where they've had some problems. I think a woman was shot waiting for a taxi - plus some fights at the station recently too ... I know those things happen all over but thats why Id rather walk home from Yagoona station at 2am than go to Bankstown and wait for a cab! I've always felt safe in Yagoona but wouldn't venture to Bankstown ... The prices are a bit silly and there is just a massive amount of units and more coming - Yagoona is already changing and heading in the same direction with new developments. I'm lucky I bought a few years ago and have seen reasonable growth. I wouldn't invest here again ... My brother just bought a unit at Cronulla for a little bit more than what you would pay for a unit round here ... I'd rather pay $20k more and have a unit at Cronulla with similar rental value :)
 
If you are looking at regular commuters the frequent train stops on the Western Line are;

Strathfield, Lidcombe, Granville, Parramatta, Westmead, Sevenhills, Blacktown, Mt Druitt, St Mary's, Penrith.

The ones in bold are the Penrith express stops (not Intercity Service). Auburn would require either a slower service or a change at Lidcombe.

Units around Granville and Blacktown start mid $200's, Parramatta closer to $300k. There are cheaper ones in Parramatta but they are prestige types and the strata fees are probably astronomical (they've gotta make their money somewhere).

The prices are lower further West but there are too many bogans like me so I'd stay well clear of this area. :)

What exactly is the problem with Auburn, Merrylands etc...i went to Merrylands HS (same school as the Ibrahims) and know the areas around there very well. i cant see a problem with these areas at all. In fact if you're after a bit of culture, great food, vibrant shopping centres etc they are fantastic.

Are you guys scared because they are a different race?
 
Cronulla would be almost twice as much as Yagoona, Bankstown etc. Were the units similar for only a 20k price difference?

I'm not sure if this is a positive or negative. To me Costco, Sat markets & ANZ stadium is a Traffic Trio! They are going to strangle the Parra road. I doubt any apartment residents would go to any of those places.
 
For me its not an issue of races ... It simply has to do with how safe I feel as a woman who lived in those areas and how I am treated in public. I feel safer in Yagoona which has a similar cultural mix to Bankstown, but with far less development. With Bankstown it is just so chocker block full of units it is a bit ghettoish I suppose ... I felt a thousand times safer in Lidcombe than I did in Auburn. But having said that places do change over time.

And as for the unit at Cronulla ~ my brother got a very run down unit in need of some serious repair, most of which he can do himself. It was a mix of having a solid relationship with the agency and the vendors circumstances.

We are however comparing a 1 bedder in Cronulla to a 2 Bedder in Yagoona. But the rents would be the same. A small 2 bed unit in similar disrepair sold near mine for $20K less than what he paid. I was watching this unit curiously because it was for sale at the same time as mine when I bought in 2008 and I wanted to know how much the 2008 owners had made in 3 years without doing any renos (ie $70K in 3.25 yrs). Mine has been reno-ed and is quite a bit larger however.

I would rather invest similar money in the unit at Cronulla than I would in the Bankstown area again. In my opinion, having lived in all three areas we are speaking of, it would be a better investment longer term. Its really apples and oranges though.

Parra road is already strangled :)

Trying to go from my place to my parents place in Homebush on the weekend or during commuting times ... forget it ... I just don't bother ...

I have one investment property in Paramatta and also lived in 3 years in Granville close to Harris Park area. I can say I had no issue in renting out my investment property in paramatta. Always had tenant and no vacancy I bought it three years ago and now it is in postive cash flow. If you are looking for investment properties Parammata, Granville is a good value for money.

While living in Granville I had no issues in comuting to city daily for my work. Granville has express station and has one more train line compared to Paramatta. The Granville property is also leased. Where tentant is willing to pay more than the listed price.

Not at all!

Remember I come from MT DRUITT! The very place that you have put down on many occassions. I feel much more safe walking around in Mt Druitt than I do in Auburn.

There are many other places that offer culture and great food that have a 'safe' feel about them.
 
Evand, not sure how long ago you went to school but assume the area is much different than it was back then. My parents grew up in Granville/Guildford but none of their families live there anymore. for me, it's not about race but culture. Being yelled at by Lebanese teens circling me to ask why "a blondie" lives around here. Being pushed out of the checkout queue by a Muslim man at Kmart Merrylands because his wife should be served before me. Being propositioned by a group of charming Lebanese boys in a rather derogatory fashion while playing golf at Auburn.

if you're a fella on your own then it's no big deal to live around those parts. But would you want your teenage daughters there, or your wife? I lived in Guildford in my mid 20s and while I told myself it wasn't that bad, it wasn't nice at all. If I worked late, I'd get a cab from the city to drive me to my car at Guildford station, otherwise I'd have the locals escorting me to my car.

I agree 100% with beachgurl. I'm not a racist, I just want to live peacefully. I lived in both Auburn and Guildford. I lost many mails or received them opened, so I had to open a PO Box. My car got vandalised. One time a Lebanese woman and her beau cut in front of my car dangerously in guildford. So I blew a horn. At the lights she started abusing me like "what the f is your problem? do you know what a Lebanese girl can do? do you want me to stab you?". Well that was the last straw for me. If a woman can say something like that to a man, you figure out the rest. You can't pay me enough to raise a family there!!!!

In my previous life, i once taught at a Islamic School in Sydney ( BTW i am not a Muslim...) for 6 months...

I was very uncomfortable on my first day of work as many of the teachers wore hijabs and there was a mosque i had to park outside of.

HOWEVER, the students are the sweetest bunch of kids i have ever seen; how can you feel anything but affection for them? The girls used to have to adjust their small hijabs as it will go awry every so often...i used to laugh with them when every so often, it slides across their faces..

One day, one of the students showed me her nose which had been bashed crooked by one of the Anglo (read white) students she used to attend a public school with...a group will follow her around and chant anti Muslim chants at her...her Dad had to change schools to protect his daughter...

So yes, racism can definitely go both ways!!:mad:
 
What experience? There are plenty of Aussies living in Merrylands with no problem. I know alot of them.

It also applies to Berala, Lakemba, Bankstown. etc

If you had an 'incident' it could happen anywhere, i wouldn't say its just that suburb thats at fault.

I standby my comments on Merrylands based on experience.
