Altona, Vic

Came across this comprehensive document "Altona Beach Activity Centre Urban Design Framework" which details the development potential, proposals and visions, with plenty of maps. If you are a map-buff like me, you'll be interested.

Here's the link for the pdf document:
http://www.hobsonsbay.vic.gov.au/Files/Appendix_3_AmendmentC51_Part2.pdf

Extracted from Page 21 of this document:

The unique physical characteristics
• The open space areas, specifically Weaver Reserve, Lee Reserve, Logan Reserve and Cherry Lake.
• Altona Beach, its safety, attractiveness and accessibility and the Pier.
• Altona Homestead.
• The quality and unspoilt nature of the Esplanade and Foreshore, The Norfolk Island Pines and the coastal vegetation.
• The views and vistas over Port Phillip Bay from the Centre.
• The Civic Centre and the community, cultural and recreation facilities.
• Accessibility by road, bike, foot, bus, train and potential ferry.
• Its central location in, and accessibility from, the residential areas of Altona.
• The compactness of the Pier Street Precinct and its diverse range of individually owned businesses.
• The predominance of low scale, low density development.
• Its relative isolation / proximity to Melbourne’s CBD.

Page 30

Those most often identified, and which are considered potentially viable or appropriate given the identified roles of the Precinct are:
• Cafes and restaurants, open all weekend, providing opportunities for “alfresco” dining and offering views and vistas over the foreshore.
• Leisure retailing such as book or music store, antiques, bric-a-brac etc.
• Fresh food (fruit and vegetables, healthy, organic produce, delicatessen, etc).
• Bank.
• Clothing stores.
• More specialist independent stores.
• A Cinema.
• Boutique home wares and household goods stores.

Page 45

The Future Vision Plan indicates in broad terms how the Centre could appear in 10-15 years time when all the streetscape works and physical improvements have been implemented. The plan identifies:
• Physical improvements to the streetscape of Pier Street, the Esplanade, Civic Parade and Fresno Streets.
• Redevelopment of the railway station.
• Enhancement of Logan, Weaver and Lee Reserves.
• Creation of shared car parking locations.
• Improved access and circulation patterns.
• Improved integration of the whole precinct from Altona Beach to Cherry Lake.
• Identification of sites throughout the Centre where opportunity exists for
redevelopment. The location and configuration of the sites shown is indicative only and is not meant to depict, either the only, or the preferred approach to site assembly or development.

Page 25

The future desired and sustainable roles and functions for the Centre are:
• As the “neighbourhood convenience retail centre” for the Altona community, providing a comprehensive range of daily convenience goods, services and facilities.
• As a destination centre for casual and quality eating establishments, specialist “leisure orientated” retailers and tourist facilities serving the local community and the broader regional communities of north and western metropolitan areas.
• As a destination centre for a limited range of household goods and hardware outlets for the Hobsons Bay community.
• As the personal and professional services community, entertainment, social and cultural centre for Altona.
• As a public transport focus and interchange for the local community, commuters and tourists through bus, rail and potentially ferry connections and the provision of long term car parking for public transport users.
• As a focus for high density and diversity of residential development.
• As a beach destination and “tourism service centre” on Port Phillip Bay for
Metropolitan Melbourne, in particular the north and western regions, taking advantage of the Port Phillip Bay Trail, the attractive foreshore, the Esplanade, open space areas and the safe family swimming opportunities.

I have just found this forum and registered....
I was looking at buying an IP in Altona, all of the above suggests this area is growing and possibly going to boom.

Can anyone give me any hints or feedback on this suburb?

cheers,

'possibly' is quite apt.

An article in todays herald sun predicting house prices in Melbourne over the next 20 years sited Seaholme as a big mover some ridiculous price of 3.2 million outstripping Brighton and other better known suburbs. Seems a little far fetched but give the suburbs of Altona and Seaholme are essentially the same place it sounds good.

Do you have any link to this article? Tried to google but couldn't find this article.

I live in altona so i think i am qualified to speak on this one :)

i would not pay double to live in seaholme over altona (which is what they are predicting in 10yrs) i happen to live in a desirable (oops edited so i don't get a correction from 'deltaberry' - affordable') part of altona :D and would not sell this to live in seaholme. are they talking about the beach front part? surely not nordenne estate!

both suburbs are one in my book. they use the same shops, schools, train line. Seaholme primary is full of altona meadows kids as is altona primary. It is not like it is a 'zoned' well performing primary school. so why the big jump in house prices in 10yrs?

i have the herald article from yesterday and i would take all of it with a grain of salt based on that one prediction.

yes seaholme has gone up in value, but so has everywhere and definately altona.

That ''article'' was a bit bizarre, methinks. It was just a double page spread of a table of Melbourne (and some country, from memory) suburbs with prices for 3 years, 5 years and 10 years away. But it didn't say if they were forecasts or predictions and, if so, what they were based on. There was no attached article to explain any of it.
Not worth the fish n chip wrapping it was printed on, IMHO. I've been looking all over the Herald Sun site for a link, but can't find it - so maybe they agree.
(leaving aside totally the desirability or otherwise of Altona for now. But loved your little ''correction'', onthemove;)).

sorry doesnt seem to be available online. It was a pretty poor article as is the norm for the Herald Sun though but given i live in Altona i'm always happy to read positive stories about my area.

Give me the west anyday.

I use to live in south yarra. Doing the simplist taks on a weekend drove me mad. Traffic on punt rd, chapel st, toorak rd, malvern rd, high st. Continually stuck behind trams and cars with traffic crawling.

I now live in spotswood. Piecefull and quiet. Go to williamstown or yarraville to shop or eat or beach. No traffic. Is wonderful :)

if you can see my forum name 'onthemove' you will see i too am moving east :) so i am not trying to make a point. just simply stating that certain comments just feel obnoxious to be honest.

my reasons for looking to move soon are schooling. so were my relatives, but now they have been caught up with keeping up with the jones.

i don't think many would deny that the east has more. but i know 3 millionaires (yes personally) who live in altona and they wouldn't move. mind you i do know there kids commuted everyday to the city for private schooling.

just don't be obnoxious, we are all friends here :D

There is nothing wrong with keeping up with the jones. I am sure a lot of people find motivation by doing so, and many have become wealthy (or relatively well off) because of this attitude.

What is your point about knowing millionaires in Altona? Judging by the current Melbourne property market, pretty much anyone who owns a bit of dirt is a millionaire. Also, a lot of beachfront houses in Altona are well in excess of $1mil so again, highlighting the fact that it is not as much of a surprise as you seem to declare.

Sure, those 3 people you know may not want to move from Altona, possible reasons include familiarity, proximity to friends and family etc...but these are all 'emotional and contributing factors'. I bet you that if I said I could exchange an exact replica of their Altona house for one in Toorak, they would take it STRAIGHT AWAY. Also, perhaps they need to spend millions more for a like for like house in Toorak (hence they don't move) or prefer to be one of the kings of Altona, rather than a pleb in Toorak! Maybe you should ask them these questions!

'deehwa' i am going to assume that you don't have kids. the reason i speculate is that i have 3 and prior to having them i would of made the same comments as you. you should realise that being the jones is not what life is about nor being 'the king'.

a good education 'yes'. but aspiring to be 'a true king' is just wasteful. Usually those that are 'kings' didn't have to try hard to get there really.

Kids ground you and make you see life is quite simple. Health and happiness are number one and two. Wealth is great but i wouldn't live my life just trying to move up the residential ladder.

surely you can see that life isn't black and white. if i played tattslotto and won $10/20 or 30 million... would i do what you seem to aspire to do? ah NO.

can i ask though... if you can sum it up quickly, why do you think 'everyone' would want to move to toorak if they could?

oh and when i said i new 3 millionaires.. i did not mean they had just $1mil to their names. maybe i shouldn't of added 'multi' to it, but i hate seeming arrogant :D

my father once told me that some of the happiest / nicest (give their shirt off their back) kind of people only have a small house and maybe a caravan for the odd holiday. ain't nothin wrong with that! when they are on their death bed, do you think they would be thinking 'oh damn, why didn't i die with millions in my name'.

my point being... not everyone thinks like you, to each their own.

awaiting really inciteful comeback ;)

can i ask though... if you can sum it up quickly, why do you think 'everyone' would want to move to toorak if they could?

Toorak is over-rated. Besides some of the beautiful old mansions, it has nothing that would make me EVER want to live there. Give me Albert Park or Brighton any day!!! If I had kids, then give me a house with some land, wherever that may be that I could afford. I don't have children so I could afford a 1 bedroom apartment anywhere in Melbourne as my PPOR, but guess what, it isn't in Toorak!

Some very true words in this thread. Its funny-I gain the most satisfaction and enjoyment out of the little things in life and spending quality time with freinds and family.

Posessions very quickly loose their attraction. For ages all I wanted was a flash sports car-thought I would be so happy. Was finally in a position where I could afford it-got a AMG C55 Merc, cost $200k.....but amazingly after a couple of months it was 'just a car' that I ate maccas in and gave me no more enjoyment than the ole rusty but trusty I drove for so many years...

Strange-they say money doesnt bring you happiness...it is actually true!!

Strange-they say money doesnt bring you happiness...it is actually true!!

I agree to a point also, and I really noticed this on a job I did about a year ago. It was a flight on a private jet with some VERY wealthy overseas tourists. The weather was a bit ordinary, and they just never seemed to be happy and constantly looking for somewhere else to go. I've always wanted to be rich, but this was a wake up call to me. I knew that if it was me on an overseas vacation I would be absolutely delighted and made the most of the holiday despite a little bit of rain. Not sitting in my room sulking about the weather, ringing my 'people' to see where else they could go. They just never seemd to be really happy or appreciate anything and took it all for granted.

so just because a few rich tourists appeared unhappy due to bad weather, it causes you to re-think about being wealthy? Wealth is there just to make sure that your life is comfortable. Only when you are comfortable can you start bitching/complaining about things that you wouldn't normally. Nothing wrong with aspiring to be wealthy and have a self-funded retirement

The jet was a Hawker 800, but I was only 'flight attendant', a one off job that a pilot friend got me. My biggest plane to date is a Seminole. :(

Ahhh the ole seminole-many many pilots have cut their teath on that beauty ;) My fave would be a toss up between a Cessna 310 or a Baron.
