body corp search

1) we are considering purcasing a property in a 52 residence gated complex in upper coomera (se qld) and wish to check up on the past performance of the body corp.
Any ideas as to how to go about this would be appreciated.
2) we wish to get an independent valuation of the same property. Any recomendations?

You can speak to the agent to get the name & contact details of the body corporate manager. You will have to pay a fee to inspect the records. You can do this yourself or hire a company to do it for you. If you DIY, you should look for things such as the maintenance of the property, any proposed costs, record of building disputes, insurance (up to date), special levies imposed, how much is in the sinking fund for future repairs/maintenance etc. Here are some companies in SEQ that provide this service (I haven't used either, so not a recommendation).

HI there
your solicitor or conveyancer will normally do a body corporate search as part of the enquiries made on your behalf - they are normally checking anything that will hit your hip pocket - but if you have any particular issues raise it with them and they will check it out.
