Considerations for a strata lot


We are considering to buy a strata lot (not a survey strata): the whole block consists of two lots of about 400 m2 and there is common driveway. We are interested in the front lot. Houses on both lots do not have any common walls and look completely independent apart of the common driveway. Lots are zone R80.
If someone has experience with such strata lots, could you please share with us potential downsides of buying and owning such property? Also, what's the difference between strata and survey strata lots? Is it possible to convert strata to green title or survey strata (if it worth it?).
