Experienced Wholesale Builders in VIC??

Hello fellow investors

Im on to my next adventure and im looking to build two 4 bedroom homes on 2 seperate 350m2 blocks. Where does one go to find experienced builders that offer wholesale type prices? Im looking at 4 bedroom 2 bathroom 2 living areas for under 115k. metricon have one for around 135k with one living area. If Metricon can offer this im sure there are tier 2 builders who are a lot cheaper. Any input will be greatly appreciated.

I would think that a tier 1 builder will be able to give you a more cost effective quote and give you more for your money. I base this due to economies of scale and purchasing power.

A tier 1 builder may spend millions of dollars per year just on one product such as plaster. A tier 2 could be much less than this.

Then when you add up all the other components that a tier 1 builder purchases to build their properties they should be in a better position to offer a cheaper quote.

really!? those big guys are willing to build you a 4bdr, 2 bath 1 living for $135k each!!!!!!

You will not find builders cheaper than the big boys. If Metricon's designs suit you and are workable on your sites go with them or other larger builders.

I know I can't build for anywhere near their prices.

Just be aware they do not do custom design just their plans.

Tier 1 builders are the major commercial builders in the industry ie Multiplex, Grocon, John Holland, Thiess etc - these guys do not build houses, they would be lucky to hold a builders licence (for residential work).

im sure there are tier 2 builders who are a lot cheaper. Any input will be greatly appreciated.

Likewise, tier 2 builders are mostly commercial builders but don't specialise in CBD A-Grade buildings. These guys wouldn't be cost effective either unless you are intending to build multi-million $ houses.

As others have advised, find a project home builder who has plans which suit your needs and build in the area.
