Help needed: Room without council approval

We had a house years ago, and when we refinanced the loan with Aussie Home Loans we were turned down because it turned out the garage was unapproved, even though it had been on the property for over 50 years! Aussie told us that we would need to tear it down in order to get loan approval, which we would not do, so we lost our loan application fee of $600 or whatever it was...just watch out for situations like that. When we bought noone pointed it out to us, and as far as I know it was sold without difficulty as well, but you can get caught out by the banks/loan/refinance process.

was 390k initially and after the first week, they decided to put it at 420k.
