House Reno/Extension. Architect or Draftsman?

Hi guys,

I'm looking at renovating my PPOR. I'm currently interested in extending the home as well as renovating.

Essentially, i want to knock down the rear wall of the home and add a large living area. I'll need to also add a new kitchen, i want to re-do my current bathroom (it's currently too small) and add an ensuite to an existing bedroom.

I have NO idea how much this is going to cost. I dont have the time due to work commitments to really do much of it myself or to sub-contract the work out. I was considering getting an architect firm to do it for me but i've been told that this is potentially an extremely expensive route. I was told that a draftsman can do a lot of the work that an architect does at a fraction of the price.

I was under the impression that the draftsman essentially just draws up the floor plans and then it's up to the builder to take it from there?

Anyway, i'd appreciate some advice on how I should go about doing this. Thanks.
