Yep, that's what happens in the cycle..

Bit concerning tho if you're chasing short to mid term CG because you want the yields to be reducing not increasing.
 
Yes cheapies gone and a lot of the west side of logan seemingly back at 2008 peak or slightly above.

Where do you think the current cycle will take these types of suburbs % growth wise.

I dont think it will run too hard

Waterford / Edens Landing / Beenleigh / Loganlea etc will probably end up around $450k median IMO
 
If the underlying fundamentals have remained the same, have a look at the historic CG for area and that will give you an indication of what to expect.
