major renovation - northern beaches property

I own a house in Newport built on a very steep block. It's 2 storey with great ocean views, flat roof and no parking.

When I return from working O/S an option for us is to develop the property. As I said the block is very steep (60 odd steps walking up to the house), so will present building challenges.

The major work I would like to explore is;

- drive way and parking availability (will require retaining walls and much excavation)

- turn flat roof into pitch roof to add another level for master bedroom area and enhanced views

- extend the balconies and maintain cantilever.

I have a substantial cash budget to spend on these 3 major items as they will basically create a home we would be comfortable in for many years ahead.

The question I ask of the forum is - does anyone know of a good experienced architect for this kind of challenging block in the northern beaches? Would love to use someone that people have been happy with. PM me if you feel more comfortable.

Im undertaking a similar project at Tennyson in Adelaide, which is on sand . 2 storeys already and adding a 3rd story, reno'ing the whole house and excavating an area for a new garage.

I'm finding it difficult to find someone to quote on the excavation/retaining walls job as it is fairly specialist with the requirements for concrete bored piles. I would expect you would need something similar. Of course this also means a huge cost. Be prepared for this.

It may be worth it to find an architect who has good contacts with builders who have done similar projects, as this may save a bunch of time and hassle. I'm already on my second architect.
