I think it is good value, nice pocket of the area and walking distance to 2 high schools etc.
 
Oh really. Yeah Im not sure if its a good idea putting the listing on here either, might get more competition haha.. Yeah it seems good value.

Where do you get access to such maps and how do you interpret them from a development potential perspective?

You can either call Water Corp and they will email it to you or you can get a Dial Before You Dig account and do it all online.

If the red sewer lines are within your boundary then you can't build a permanent structure over them and if you want to build close (within 1-1.5m) of them you need to put concrete piling in which will cost $1500-5000 depending on how long the area is.

You can pave over the sewer line though as it just needs to be accessable by WaterCorp if they ever need to. Technically you can also put a garage over it as long as the hardstand is paved and there is 2.4m high access at front and back to get a bobcat through.

- The interconnected red lines are the sewer lines, what about the red line on the right between the numbers 13.4 and 33.6?
- Using this property as an example, with the sewer lines running along the boundary of the property, you should still be able to build a house in the back right? Is the sewer line in this case such a big issue?

I'm not sure why there is the double line - that would be a call to the Water Corp for clarification.

If the sewer line(s) are less than 3m from the boundary and it is the location where you want the put the driveway then it isn't a big issue but you will need to design the house at the rear to not be over the line

You can have a garage but there needs to be a gap in the wall which is 2.4m high and wide to allow access over and around. You can also have structure on the other side if the sewer line is quite far in.

The Water Corp have guidelines on their website on how to construction near sewer lines.

But yes it's always best to get it checked.

For this map it has a double whammy sewer lines in 2 areas AND the double lines on side boundary means this is an easement NO building on this whatsoever. Or clever/costly planning needed.
