Morayfield Qld ( The Meadows )

Hi,

does anyone know anything about this area?

I met buyers agent few days ago who swears that this is one of the best places he has to buy an PI in QLD.

Deal is H&L package ( The Meadows ), very close to Bruce highway. It's 4 bdr house on 600 sqm land for ~340k.

He said that nice thing about the area is that there is proposal to build 800mil marine in the future - it might happen or may not.

One thing that worries me most is that around the area is heaps of land for development being released, I guess it means I will be competing with all other investors?

Land lot itself is very close to intersection between Buchanans rd and Bruce highway.

This would my first IP, not really sure if it's a good idea about H&L package and suburb itself.

Any tips, hints etc. are very welcome.
 
Have heard about it, but also heard that the powers that be say no more marina's in SEQ.

Because of the sensitivity green wise, they will have some major hurdles .

In my opinion, Morayfield is about to be over developed!
The majority of people there moved there originally for the "lifestyle" type blocks of 1 and 2+ acres, these are now being carved up into small developments (as well as the huge ones taking place).
I have a friend who lives there at present and he is looking at either selling his 2.5acres or carving up as well.
Morayfield will be left with alot of cheaper developed houses, similar to other 'lot developments" and althought hese are a cheaper way for first home buyers to enter the market, in my opinion if you are looking to buy and hold forever you may find some better value else where.

But thats just my opinion.
