More Brisbane advice please

You'll find Woodridge quite a bit different to Redcliffe!

Seeing you are down that area, maybe have a look around Upper Mt Gravatt.

It will be a real hub - like a mini CBD. Town plan has recently increased for density in many areas.
 
Acacia ridge has some okay properties for reasonable prices. Has anyone looked into that suburb? It would be much more desirable than woodridge inala and Logan imo.

What about Runcorn? Or the Jackson Rd side of Sunnybank Hills?

In both areas you have similar conditions to the main part of Sunnybank Hills, but only slightly more expensive than Logan. If I were on a budget I'd probably consider these two areas (leaning more towards Runcorn).
 
The jury is still out about Woodridge. I have seen quite a few houses that would of fitted into a Cape York mission with no problems at all. They even had the 6 foot chain mesh fences. I wasn't expecting to much however it was a fair bit worse then what I had expected. I couldn't help thinking even though I'm sure property prices will rise there are so many crappy houses that will restrict the growth. Unlike Redcliffe's where there is still a lot of crappy houses in some areas, you are seeing some of them getting knocked down and rebuilt or extensions added to the existing property which will drive the values up. I know there is no comparison with the two suburbs.

I missed out on a great buy in Redcliffe's by just a couple of days. http://www.realestate.com.au/115979075 this place was oozing potential with its great location and the quality of surrounding properties.

Maybe try one suburb down - Slacks Creek. Similar area but a little better, and sheds the Woodridge name.

Jenko, look for houses in the Northern part of Woodridge, between Smith Road and Compton Road. Renters want to live here, I have a largish house there that's rented by good tenants for years now. Always pay on time, sometimes in advance. Never want to leave...:D

There are 2 parts of Slacks Creek.
The original Slacks Creek is between Park Road and Paradise Road.
The part between Paradise Road and Queens Road was actually Kingston now renamed Slacks Creek.

Stay away from getting anything too near the creek (flood) and please avoid the area around the old Kingston mine cum unoffical waste dump that has now been turfed over with green and is called Kingston Park, next to Diamond street and Queens Road.

The Draft Logan Planning Scheme seems to positively welcome dual occupancy, dual occupancy (dual key) and granny flats to accommodate increasing population.

For example, a house zoned low density residential and in a suburban precinct can have dual occupancy (dual key) - same house rented to 2 separate groups of people as long as
  • dwellings share a common wall,
  • a common driveway and
  • are owned by the same person on one title
a house zoned low density residential and in a suburban precinct can have dual occupancy (2 houses) as long as land is 1000m and above (700m if on a corner block).
The subordinate dwelling (read house:D)
  1. has no dwelling size restriction size
  2. can be self-contained
I believe that you don't even have to spend money to subdivide the land in the above scenario if the draft scheme becomes reality. But please check with Logan Planning first to confirm (07) 3412 4247

You can also have a granny flat (self-contained) attached to the dwelling (share a common wall) in a low density residential zone. The granny flat is either present already or you can build it. Maximum size restriction 70m.
This granny flat, as I understand it when I talked to the planners, can be rented out to a separate person/s unrelated to the people in the main dwelling.

house/land zoned townhouse precinct can have townhouses built on them (40 dwellings per hectare. Calculation would be 'land size X 40/10000 - to calculate number of townhouses that can be built on the land)

I see quite a few properties selling in the Logan area that presents opportunities like the above if all in the Draft Planning Scheme becomes reality

Yeah thanks Beanie Girl that's where I based most of my search from our previous conversations. We went back for another look this morning before heading out to Goodna.. Gee it's been a massive weekend and I ended up running out of time another two or three days would of been great. I have heaps of info to ponder over, just have to add, no properties I saw where standouts that I had to make an offer there and then besides the one at Redcliffe's where I told my wife "we're make an offer today". Anyway I'll do some figures, check maps, talk to properties managers, etc, then maybe make some offers.

Redcliffe area - drove through the waterfront roads, really really love the area, seaside air IS wonderful :). Just a bit far from the city. Also, I'm a tad cautious about flood from sea/sea level rises and potential high insurances as a result. No train line atm. But good news is train line is coming.

Goodna - flooded very badly in 2011, be careful, check interactive flood maps, topography/elevation of house in street. But Goodna has train line and buses like Woodridge.

Only if you have time, check these out in Woodridge:

18 Stuart Street Woodridge - 3 beds upstairs, 2 rooms downstairs, 2 kitchens, 2 bathrooms, look like separate entrances, great views, nicely renovated from pictures - I'm drooling over this myself, 18 is a very lucky number, if the Chinese buy into this area, they're already in huge numbers across Compton Rd in Stretton and Sunnybank surrounds.....

Sea levels rising at Redcliffe? Come on, most of its land is on top of the cliffs. Like with everything, drive by to see for yourselves the elevation (If you cant read a contour map)

Just avoid the properties in Clontarf that are adjacent to the large concrete drain.

I asked three property managers and got three different answers!
All said that the vacancy rate was low and according to SMQ the vacancy rate was 1.8% in December 2013, I would think its a little lower now. Maybe the ripple effect and the new rail connection will drive prices up?

A little off topic I was talking to property managers in Nerang and Caloundra and both said they had a big shortage in rental homes ATM.

Let me stop you right there. Don't compare this with Sunnybank simply because it's close. If you're buying this, buy it for any other reason OTHER than because you think it might be attractive to asians. No asian in SE QLD is going to look at a Woodridge house and think "well, it's no Sunnybank but it IS number eighteen....". Trust me that will NEVER happen!!
 
I would like to ask whether anyone knows what your future tenants think of the houses, like Stuart St, that have the almost flat roof. These are the hottest homes you can get and will it be a turn off for the eco-conscious consumer?
