Spend a bit of time down that way (portsea to blairgowrie) over summer each year and always keep an eye on the holiday house market as this typically cops a hammering when market sentiment drops (as it is now)
Interestingly, a house not far from the inlaws with nice views of the bay that cant be built out was up for auction. 4 years ago it sold for 1.2m, so in this doom and gloom you would reckon maybe a 15% increase in that time, if that?? (would beat my shares at that increase)

Sells for 1.6+ after passing in which is a solid result. Absolutely run down brick veneer dump that is land value only. Worth considering when you are looking to buy property that has something that cant be easily obtained like views and although the yields would be tiny, wouldnt you like that GC in a flat market?
 
Not surprised. The people who purchase these type of properties in the Mornington Peninsula are baby boomers with lots of money.
