Mount Gravatt East/around for investment

I am looking at the Mount Gravatt East and surrounding suburbs for investment upto $350k in 2014. I am new to Brisbane. Can any of the experienced investors in the forum give some guidance. My major concern is if the area is flood prone and if it has the potential.
I am looking for CG over a period of 5 to 10 years. Thank you.

I assume you're looking for a unit, TH or villa? You won't get a house in Mt Gravatt East for $350K, even a dump on a main road, the area has well and truly been picked over.

It's a lovely area but has been hot for some time, you could possibly get a bit closer to the city. I am no expert in Mt Gravatt, but know a little about Brisbane as that's where I come from.

I'd say start at Mt Gravatt and work your way in towards the city, Holland Park West, Greenslopes, Wolloongabba. Follow the bus line, or Pacific Motorway for ease of access to the city.

Logan Road is a horror getting into the city.

There is a designated bus way now from Mt Gravatt which makes commuting easier than it used to be.

Just wont get much for that price around there. Maybe a unit you could. like this one:

Generally a flood free area but always check the BCC flood maps beforehand. Your own checking is a must.

I reckon holding something like the above link for 8-10 years should give you a fair CG.

Looks good to me. Just watch out for the body corporate. I see a pool- usually higher body corp for those.
