I am not sure if it is a clear cut answer for me - it is a "no" overall. I hope I have not been blindly optimistic..... but then in case it does hit the fan, I have a plan B worked out (although if Plan B tanks, I don't really have a Plan C yet....)...

Depend on your time frames. A third option could be "almost don't care"- I have at least a 5 year frame so 12 months my equity going south may not matter if the fundamentals long term are sound

I voted yes because my investments involve a degree of risk. If they didn't then they wouldn't have potential for returning above the bank interest rate and there'd be no point in investing. It is sensible to watch and worry a little, surely. Dallee

Yes I'm worried, I have only been doing this for about 6-8 months and so far every month the interest rate has increased.

My Husband is not happy about his pay disappearing every week into the black holes that the 2 houses seem to have become.

I am down heartened and so is he. I'm thinking that we are not meant to be property investors and I have contributed to his stress levels by starting all this.

We have to wait the 12 months before we sell anyway, but I really think we will get out of IP's and might try managed funds... No ovens to fix or gutters!

I voted no.

I have properties which are in high rental demand areas, are below median price (except my PPoR ;)) , and in good locations. These properties will always be rented, affordable to buy compared to the average house, and my LVR is low.

It is sad that many people are going to buy a PPoR or IP this year and may lose money on it if the values go down. They will only lose money if they need to sell in distress. That's avoidable by not over-committing themselves.

But people lose money on the share market every DAY, and by the millions of people - and this is the biggest share market bull run in history supposedly.

It is also happening in EVERY CASINO and gaming room around the world right now.

What's the big deal?

Let's face it; most of humanity are financially uneducated, and make mistakes all the time.

Rather than come on here and take swipes at all us investors who've bothered to get off our @rse and educate ourselves, and take the risks, and have a go to try and improve ourselves, spend all our spare time working towards our own future instead of sitting on the couch watching Big Brother, or standing at the bar in the local pub; why don't you get off your own backside and go out and find a way to educate everyone so that they don't become a victim of their own ignorance.

You GHPC posters crack me up.

Very few of us are 'professional investors', we're mostly just ordinary guys & gals who have put in the hard yards & are on the road to an early retirement.

OTOH GHPCers seen unwilling to do the hard yards & come across as a bunch of needy, professional whingers who don't have the same investment time frame or understanding of risk management as IP investors.

It always concerns me to read posts like this, really, you have done most of the hard work, perhaps you just need a bit of help with the ongoing management.
Just a couple of suggestions, have you organise for a Tax Variation
so you do not have to wait until tax refund time to get back your negative gearing?
Have you considered refinancing to a fixed interest loan, even for, say two years?
 
Are we expecting most people who have invested significant amounts to say their investments will go wrong. What ever "wrong" means.

Bit like asking someone, do you believe you are a good person. Most, if not all, people will say yes.

The thing with Scamp both here and over a PI.com is he is all too willing to point out the bad side of property investing. Anyone can do that

We all need to be made aware of the dangers, but how about Scamp puts foward some strategies to mitigate risk and invest with safety? He hasn't done much of that at all that I've seen.
