Ahh, the dreaded access

Yes, the lack of access can really add big dollars to any project. It sounds reasonable based on this. The other problems with repair to the retaining wall & concrete ( stencil ) could really add up too. This option might be best left alone.

The deck could be feasable but an over the phone estimate is not enough info to make a decision on. Again the access could come into it.

Replacing the pool liner etc expensive too, maybe best left till you move in yourself down the track. Is it possible to just fence & padlock the area thus reducing your liability ( better check on this ) to future tenants as an out of bounds area.

Option 4, well it's really up to you to make this decision..........is it really that good a buy.
