Waroona WA, good investment?

My son just out of uni, is looking to buy first IP, he has asked me about Waroona, Unfortunately I know nothing about this neck of the woods? Can anyone help out?

Small country town between Mandurah and Bunbury. Inland from fast-growing coastal strip. Dairying activity surrounds and I think there's a big cow outside town (unless it's Harvey).

Much of country WA is over-valued and I suspect Waroona might be similar. Don't be suprised if you see houses near Melbourne prices if not more over there.

Before buying in Waroona, do some comparisons with other areas, eg outer suburbs of Melbourne and see what's best value.

Though mixing family & investing isn't always a good idea, maybe he could buy a cheapie in (say) Dandenong or Cranbourne on his way over to visit if these suburbs stack up.

Thanks spiderman, i appreciate your comments, and I tend to agree but it is hard to put an old head on young shoulders.
