    This month's API

I've got this magazine but haven't got around to reading it, might actually do that tonight considering the forum features :) Michael, if you don't mind me asking, how accurate are the figures published? Are they fairly spot on or a rounded figure? I've subscribed to API for quite a while and...

How to grow a multi-million dollar portfolio on an average income

Thanks for the post, some great info. in there. Is there any light you can shed regarding credit history checks? I was told that if you continually go to different lenders which run a check against you will actually worsen your score hence affect your ability to borrow more money? Is this the case?

How do you keep purchasing properties?

What happens after the 10 years? Is the property free from the scheme and can be sold like a regular property?

    Beenleigh vs Logan region

I'll also note that rates in Logan (Beenleigh or LC) are higher than that of Brisbane City Council... something to take into consideration when purchasing in these areas.

    Dealing with Tradies?

I've recently asked a company to do a small tiling job, after coming out to see the property, emailing a quote (after me chasing them for it) and also attempting to ask when they can start, I still have not had a response other than 'we will let you know'.... Been probably a week, start looking...

How do you do due dilligence

I'm sure there will be plenty of threads available if you do a search but in general, doing your research on the area/property and whether or not you think it is suitable for what you are trying to achieve with your investment. There are plenty of resources available such as speaking to REA's...

PF changed login settings to only allow 3-4 people per login now? Is the API offer still valid Rixter?

    Thoughts On My Strategy

Would also like a PM regarding BA Wigans. I'd also like to mention something about valuing your time vs. $$, while you may be spending significantly more time searching for a property, your knowledge and understanding also grows in this area... I think it's always good to mix it up ie. find...

Are property managers totally unaccountable for their mismanagement?

I would consider the garden as part of the PM's responsibility even if its just a reminder at inspections advising tenants to mow the lawn/water the plants. I'd highly consider changing PM's if that is an option? On a side note, my PM has been ok in this respect but has recently gone on leave...

How do you know if a property is in the flood area ?

the floods in 2011 were the most significant but check a site called nearmaps as well (it's a paid site) but has aerial overview images

    Best way to manage bills?

What were the other options for the bills other than CC + surcharge? Time is another factor for me, if I can do it online via CC than I would rather do that then having to drive to the PO etc.

    Foxtel Connections

Thanks for the replies Ausprop/Jamie, have never had Foxtel so I thought I'd confirm :)

    Foxtel Connections

Hi everyone, I tried to search but didn't come up with any results. Tenants are requesting for Foxtel connections to be installed (at their expense). Anyone have any thoughts regarding this and whether or not it would be an 'add value/add rent' option to a rental property even if very...

    Pricefinder vs RP Data

Propertyunit PM +1 please :) I recently spoke to Commbank and they said that running a search on RP cost them $70. Without having used Pricefinder, I find RP not too bad from what I've been exposed to (properties in differing QLD areas).
