Hi Guys, I have been trying to help out a friend today (a single mum trying to buy her own house). Been playing around with the on-line calculators and getting mixed results. Getting confused and some don't seem to allow you to enter some details. Wondering if somebody can quickly...

For a company like Costco, whom appears to spend years anaylising sites/locations/spending etc Docklands seemed an odd choice....maybe some State Government funding was used to entice them there....try and re-wrtie the horrid failure of that area :confused:

I have seen the plans via work and its huge. 1000sqm bigger then the Docklands store. Costco claim it will be the biggest and most profitble store in the Southern Hem! will wait and see, but I know all the locals are so keen as Docklands is a bit far to travel to atm

Hey Guys, Any recommandations for a PM or agency in Richmond VIC? The going rates were ranging from 6.8-7.7% and letting fee of around 4% of the annual rent. Have not leased a property for a few years but these seem pretty standard right?:confused:

I agree Lizzie, its a tiny amount of money each week, I don't buy lunches etc so this is my splurge. Nothing is nicer then dreaming of winning the lotto. The things I would do...:p

I was talking to a work mate about this and he told me he knew a pair of friends whom took it in turns to buy the tickets each week and would split costs/winning. One particular week the friends ended up buying two tickets thinking it was their week to buy the ticket. That week they won division...

I’m guilty of wasting/gambling/investing :p $15-20 a week on an Oz lotto and Powerball tickets every week with the hope of being the 1:55,000,000 lucky person who will win the Jackpot. Never win, only the odd $12-$13 but for my justification is somebody has to win it, people do win it and why...

There is heaps of expensive private schools in the area also. Yarra Valley Grammer, Tintern, Southwood, Aquinus, Luther Collage, Oxley College, Billanook, Whitefaires. Year 12 at Yarra Valley Grammer is 22K this year :eek:

I site in Ringwood that was 2000sqm with an old house (un-livable) with plans and permits for a 6 unit development was sold last month. The previous owner brought it in 2010 for 620K, did nothing but spend 35K for the permit and sold last mouth for 1.15 Million....:)

Thats why Ringwood is such a good buy. That ripple effect is builing up and being held by the Eastlink boundary, give it a while and it will burst into Ringwood like a dam wall exploding......:D

Haha no by car. I do the drive at least 5-10 times per week and I admit in peak hours it will slow to maybe 20-25 but every other time its 12-13 mins. Unless that estimated travel time sign is telling porkies? :eek:

Those units were sitting at 400K early last year. They took a hit now back to 2009 prices. I brought a couple back in 2007 for 200K sold them early last year for 395 and 405K. I think you would do well grabbing them now.
