Selling:Puchaser/agent want tenant in before settlement

I know if I asked my lawyer she would look at this and ask me if I was stark raving mad... Move the settlement forward 2 weeks, see if the buyer can jump thru this hoop, otherwise why on earth would you take the risk.

    Dirty tenants

Yes this is really very poor. But some people do live like this. They usually dont' have full time jobs but always say they are too busy to clean up.. especially (I've found) they don't like cleaning up after their feral children. Soon you'll have plumbing issues. I absolutely feel for you...

    Why is this not selling!!!

hmmm yeah, no (front) street access or frontage is an issue, being a pretty ugly duckling is another, sort of looks cheap....like a lot of spec houses (or investor specials) do 5 years on. Major powerline view isn't a real positive either. And plenty of other places to buy in the surrounding...

Good Plumbers recommendation in Brisbane inner suburb

I've used Greenslopes Plumbing for years, was originally recommended by a PM I know and used in the area. Presumably your job isn't out of the norm for an experienced plumber. If it'll take more than a week to get to I'd just hit the phone and get the next one. Just like getting a cab really.

Grumpy old neighbour grilling and turing off prospective tenants at opens

I wouldn't be pampering to old Mrs Nosey. Let her know in no uncertain terms that she has no right to interfere and her intrusion is unwarranted, unnecessary and insulting, I'd be giving her both barrels and if she continues you will seeking legal advice and have her sent to a gulag in Siberia...

Process of renting out a property

and I believe that electronic transfers of rent will suffice as receipts, as a record is available via the bank statements, however, if tenant requests actual receipts you will need to provide these (which will be unusual given the circumstances). Perfectly plausible scenario. I have a...

Listed through agent, found my own tenant, what is the right thing to do?

    1. are you saying the agent advertised your property without an agreement in place? 2. do you want to burn this relationship with the agent? 3. nah, that's all I've got.

Tenant who knows how to work the system!

That's pretty atrocious. I'd have thought James Bond would have been better equipped to handle it though....:) Walther PPK 9mm or something with an ejector seat maybe....:)

Is my manager being lazy? Or am i to high maintenance?

Pretty much my experience as well, as a LL i'm not interested in going thru a small pile of app's, that's what the agent does. Usually its just one app that fits the bill, so i'd think a phone call with the basic details for the lease is all you need - its certainly all I've ever expected. If...

    Offer before auction

The agent should be (I would expect) contacting all other parties in the event that the vendor will consider prior offers.. So in effect all you would be doing is bringing the date of the auction forward, but leaving behind the transparency afforded by the actual auction. If there is...
