bushfire prone land

Hi all, I was wondering if anyone has had any issues with development or alterations on a property on bushfire prone land in NSW? We are looking at a suburban investment property on bushfire prone land (as defined by the state government).
We are very new to this and would love to hear of any experiences relating to bushfire zones.:)

Can depend from Council to Council so it is best to seak to them first.

Take note that if you are in certain bushfire areas (ie backing onto a National Park) your insurance company may (and often will) charge you more for the risk.
 
In addition to the insurance loading, if you do get a fire event, be aware that some councils over-react and do not allow rebuilding. I have seen this first hand on some ridgeways land.

So for me this would rule out this type of investment.
