Career Change

Hi Everyone,

I have been looking at information on this forum for a while and reading alot of your stories, pretty stalker-esk i know!!!! But noone uses their real names so i guess it isnt really stalkerish?!

Anyway, I wanted to know after reading some threads on here from alot of people how to go about making a career change, i have worked in valuations for a while and im Hungry to move into a different field, i know i should be assessing what makes me happy and where my talents are ect.

But what im actually chasing is if anyone has made the move, how they took the reins and did it (i dont have a issue here).

I have a History in Valuations holding CPV status, Degree in property, Experience in sales and leasing too.. In essence im looking to chase something more adventurous that pays well with effort (like every job i suppose)

I know this is general and ill get bagged for asking but due to the high level of success displayed by many on this forum and their ability to take action i believe that many would have crossed this path and succeeded!

Any help would be appreciated!

Well, I wouldn't mind continuing with property in some form, either development acquisitions or something similar. I have a few interviews for jobs in valuations but they are all the same so leaving a employer to another to do the same thing is a bit silly in my mind!

im 26 and heaps of people tell me not to worry but im keen to see whats out there
 
I'm 27.

For a few friends I've spoken to here, it was a seamless transition, a hobby that over time made enough for them to shift over.

For me (very recently), I found myself with time, passion and a little expendable cash.

It was tossing up between going back to an industry that I no longer found challenging though $$$ was great, or starting a business which is very challenging yet the $ are ???.

My key driver in life is to find a challenge and grow above it. Others are stability, or significance, etc.

I think it comes down to your level of frustration, where doing what your doing just doesn't cut it anymore and you just need to move on.

I personally burn bridges, giving me no option but to move forward, possibly a little too gun-ho for most, I just find humans have a fascinating way of surviving when cornered. Fellow SS's and my mentors told me the same thing.

If I were to play it safe I would have given myself another 6 months to transition over. However I refuse to touch my current capital for non-investment expenses, and have managed to find cash each week to still, travel, eat out, go white water rafting, hell I even bought a pool-table yesterday.

Ever considered being a Buyers Agent? :)

....or as I saw one advertising the other day as "property portfolio consultant specialising in aquisitions" - good grief! :rolleyes:
 
Yeah, Buyers agent!!!

I never thought of that! waht does that involve, (apart from the obvious)? its like the old thing, what do real estate agents do "sell houses" but we know that there is more to it than that

That was my point. i didnt use any of my investment capital or cashflow. Ive been out of payg for 4 months. i didnt make 1c until i committed to not going back to a stable paid employment. Aaron C told me that, it was hard (really hard, i kept going on seek) but once i was committed to not being an employee things started happening.

Do you have negative geared properties? Buyers agent needs a licence and a solid network which takes time to build.

Good luck regarsless of your choice :) in the end, what is honestly the worst that can happen?
 
no, no negative geared properties..

maybe development could be best, work for free for a bit with a good one. i know itll take time to adjust to having no money coming in but i want to see what happens and maybe, youre right worst case i can always go back!
 
Mate, unless you are clear in what you are wanting to do, what makes you think that by doing a "career change" is going to address whatever issues you may have with your current field?

At the end of day, been a PAYG employee is all more/less the same. You get paid to suck on eggs, doing a JOB, for those who are not capable of sucking it up, then off you go and give it a crack yourself of been an employer.

Believe me, been an employer also have their challenges and eggs they have to suck on

I wish to stay in property but was blindsided by the buyers agent comment.. But in essence I want to move within property into a more development focussed role, although i dont have any experience in this, Im willing to work for free for a while as some people have mentioned (in different threads)

Although im well aware life has its ups and downs, i do appreciate the welcome! (i did snap me out of my day dream)

Advancing forward into this is where i wouldnt mind moving, im trying to find the way forward from here though and now maybe the good time to consider it

Myself,i found a job i enjoy doing and the $$$ are just a bonus.
$$$ aren't the motivation though for me anymore but more so balance,so i can quite easily live on an average wage.

Horses for courses though and your still young to goal early retirement.

I am actually in a similar situation myself. I am 25, a Property Valuer (degree in Property) and whilst I don't hate it, I am not really finding it challenging.

I differ in that I don't want to stay in property. I've just applied for uni in a completely different field. If I do get accepted, I plan to attend part-time and cut back my hours at my current place of work. Whilst I'd rather try and find work in a related field to my course, the perks of my current workplace are too good to throw away right now.

I'm not sure of your situation but it's a relatively easy plunge for me financially as I have my partners wage to fall back on.

It's a small industry and jobs aren't often advertised so if development (or similar) is something you would really like to do I'd suggest offering yourself for work experience, even if it is just one day a week.

I have applied tio uni as well! Construction Management, due to the information provided by some, others have advised doing a building course at TAFE cert iv. I think the degree is better for me, i have a list of people i want to call tomorrow (sent today making it at lunch)

Im about to move back to Sydney so the resignation has been signed and handed in. Ill be working as a valuer for a short while next year as i still work on moving into the development field I hope.

I previously worked in residential valuations however I am now in statutory valuations. We get exposed to everything out here but I mainly focus on rural, industrial and specific commercial types. How about yourself? Have you already found a job in Syd?

Well done on applying to uni!! You should hopefully get a few a credits as well for previous subjects. The uni you get into may be able to assist you in finding some work in the development field so it may be a good idea to get to know your lecturers.
 
I work in statutory valuations, we do consultancy work on the side too! I'm looking to move back for residential work whilst at uni or move into something else, development related.

thanks, ill be 27 at the end of the year and im a bit worried about going back but it has to be done i suppose
 
Pays well with hard work is usually commission based, rather than progress based. Things that come to mind include CBD sales, mezz debt funds, project financing, property corporate finance, funds management.

Things that are probably more progress based are like project management, quantity surveying, valuations (as you know).
