How much do REA's earn?

Mate of mine may earn 7 figures but has near 30 years in the game, has a big rent roll and has busted his chops for years. Like anything, if you work hard and have some luck you'll go well

YUP - a rent roll will bust your chops!
Trust me, it's f$^^%^g hard work!

In commercial (and retail) you are dealing with a more diligent tenant (or the good ones engage specialised tenant reps for their lease management eg: chainstore retailers outsource this role). How many residential tenants would engage a tenant rep?

But yes, you're correct.

I'd like to get involved with commercial, but I have very limited experience and (obviously) I don't have someone I work with any longer that specialises in commercial and can give me the proper training, thus, staying away from it.
 
Just like in any business - most are starving.

There was one time when I told a friend who was a photographer that I am expecting 5 settlements this month - that was about $50K in commissions.

He ran out and got a real estate license LOL - earned a total of ZERO from that license.

There is so much more to business!

Do you really believe most people in business are starving?

But more businesses fail than succeed.

There is a very small percentage of people trained in real estate that actually are IN real estate even a year after training.
Survival is low!

In SA there are more real estate agents than armed forces - only a few have a market share.
 
This is very true, commercial managers tend to be paid a lot higher than the residential agents.

I wouldn't say it's because they're better, but it's very different. Plus if you're managing larger scale buildings (such as Coles etc.) you're earning the company more money than your run of the mill resi agent.

And commercial REAs tend to work normal hours rather than weekends/evenings/24hrs a day

100% true. Average time in PM is only around 9 months - and we have a consistent wage (albeit low).

I remember when I was working for an agency the sales manager hired a new agent. Never been in RE and wanted to "give it a go", he was gone within 2 weeks.

And commercial REAs tend to work normal hours rather than weekends/evenings/24hrs a day

After a year of answering calls after hours, working Sundays etc. I decided enough was enough. I have a family, I want to spend time with them and since I work from home as well it's very hard to get "away" from work.

Do I work after hours? Yes, but I ensure clients know this is an exception and I am not available to speak with them at 7am or 7pm etc.

My tenants and clients know they can contact me up to 5.30pm, otherwise send me an email or leave me a message and I'll get back to them ASAP if it's important.

It's about putting barriers in place, I know I'm fantastic at what I do - I can be just as fantastic at what I do working 9-5.30 Monday-Friday and Saturdays as required.

Good on you Sam. I think most self employed people go through this and eventually work out the work/life balance that suits them. I do some evening work once the kids are in bed because I get zilch done after 3pm when they are home from school.

Whether your a PM or a REA you still need that balance and time for your family.
