Friends of mine bought in match am in 2001

Simple cottage on 7.5 acres it was bought as an investment.

They are selling now 12years later they will be lucky to break even.

Damn scary if you ask me.

It's a great area - I grew up around there - to live in.

There is usually some decent prices achieved, but it is also a continually expensive area to purchase in.

I would never consider investing there. However, a few hectares around Glenning Valley/Tumbi etc adjoining residential? Different story. Lots of potential to rezone.

I lived on Oak Rd matcham from '94 - 98, actually rented a house on 2.5acres.

The owners lived up the back on more acres, lovely folks too.

I have observed the general pricing in the area (acreages) as not moving much at all since then. Obviously there are properties that have been capitalised with improvements etc but the run of the mill stuff looks tempting to me these days whereas I could only afford to rent nearly 20 years ago now.

Mind you, i dont call matcham "rural" at all. Went for a drive up Oak rd a few months ago and there are houses everywhere. The 2.5ac limit is now being saturated and many cases of neighbours houses being separated by mere metres.

Just a few minutes to the Terrigal pub, oh and the beach, Erina Fair, it's got it all, and the folks who live there think they live in the country. Good for them!:D
