I thought of that. I was considering get a RE to let my property first and then contact Asy's RE (I know that they have no big problem with my Special Instruction to Agent posted here ( http://66.111.38.199/forums/showthread.php?s=&threadid=8176 ). From Capalaba to Mansfield needs about 20 mins only. And, I live in Belmont, in the middle between Capalaba and Mansfield. But I believe that if I want find a tenant, it's better to use local RE. The reason is obvious.

We have properties as far afield as East Brisbane (a favour to a forumite), and Milton (A legacy from the old owners).

Mt Gravatt is right in our backyard, comparatively!

I have two extra questions here:

(1) If I appoint your RE (Professional RE in Capalaba) to let and management my property in Mansfield, what/how do you do to find a tenant?

Many years ago I used to go to REs in certain suburbs to get rental lists and addresses, because it's the most efficient way to find a house (It's also free!!!).

I would like to find someone who can do both letting and management for me. If I fail, I have to consider appoint one RE to do the letting and the other do the management. But one thing I am concerned is that I might get a tenant the letting RE doesn't want. That can happen (I heard about it).

(2) Would you agree my first term in Special Instructions to Agent I posted days ago? http://66.111.38.199/forums/showthread.php?s=&threadid=8176
You said you would give a copy to your PM to have a look.

I appreciate it if you could let me know as soon as possible.

We ask a local agent to put it onto their rent list. We only use a local agent we know, usually the local Professionals Office, and we reserve the right to veto the tenant. We process the tenancy application and get the local agent to pass the tenant over to us.

It costs us the letting fee, but it gets the best tenant we can, as fast as possible.

I did give the instructions to one of my PM's, but as the other PM has been away all week (sick) Andrea has been exceptionally busy. I will talk to her about it on Tuesday (pub hol here monday).
