anyboby have any good or know of any reasonable trades people in that area?
 
The average wage in the area is 150k
Therefore all the costs in the area reflect that
Therefore ppl need to charge enough to cover those costs / live in expensive place

This, whilst those prices seem ridiculously high, those most likely are the standard going rate up in Karratha.

not everyone lives in the area or works in the mines.

So how much does the teacher, the librarian, the copper, the sandwich maker the school bus driver and the checkout chick at coles get?
All of these are more demanding jobs than mowing grass and changing a lightbulb.

It's very easy to test the effect of anyones reputation prior just one simple call and ask the question,I don't know what you are worried about the "ATO" picks up the tab,, wait till the cyclones goes through later this year as that whole area is in cyclone-alley and the roof gets blown half way down the street and you make the call too the insurance company and they tell you your not covered then complain a crew-cut lawn job and a no-working light is just part of being in the property business..

For the most part, they legitimately can't find anyone willing to do these jobs.

Sometimes its wives of men who work up there earning big dollars who just want something to do.

In Emerald when the market got quite heated (though not nearly as much as other areas), I remember KFC would have unscheduled closures due to lack of staff on a shift, a lot of businesses brought in Filipino's (particularly as mechanics and other trades), and the hospital would FIFO critical staff, . Most retail businesses got by with a mix of junior staff and long-time locals who weren't in town to chase the big money.

Nowadays having a regular, steady income in Emerald is a blessing, and if you've bought a PPoR with a high LVR you're probably stuck here because of negative equity. Hope Karratha doesn't suffer the same fate.

I'd suggest the sandwich artist, the bus driver or the check out chick are locals who have little drive, locals who fail the requirements of mines (eg drug/booze/whatever tests) or partners of miners who just want a bit of extra cash and the socialisation that goes with working.

The lawnmower man and globe changer are catering to a market of almost exclusively out of town LLs who have to pay whatever the only lawnmower man charges. ??

Are you self managing or have a PM?

Suggestions:
- advertise for a local in the local newspaper
- get fake lawn and more paving - this will cost a lot to put in up there but if that is how much lawnmowing costs then it will pay for itself


Questions:
- why is lawn mowing included in your lease agreement? Why don't you see if the tenant will do lawnmowing themselves for a reduction in rent of $20 a week.

We, as a nation are overpaid. The PUP have started a rebalancing of our pay expectations by cutting the increase in the superannuation guarantee.

Next step is a return to centralized wage fixing with the maximum rate of pay being reigned in to 20-25% above the cost of living. A global shift from contact and enterprise bargaining where everyone in paid employment receives s rate determined by the arbiter.

This way pensioners will scarcely notice the difference between payment for working (and eeking out a meagre existence) and recieving meagre retirement benefits.

By doing this, mining companies etc will once again be able to make super profits by not having to pay ridiculous salaries to workers at any level regardless of whether they are risking their lives down a mine, laying explosives, driving a locomotive or pushing a pen in head office.

Just got a quote in Perth. $40 for a 760m2 land size property.

One guy quoted me $70 and mentioned he is not the cheapest around.

What suburb? My tenant just got a quote in Perth $1000 for 1570sqm. We've both had troubles even getting people to quote!
