Sunshine - your thoughts?

Hi All,

Just wondering what people's thoughts are on sunshine/sunshine north in Melbourne's west?

I am looking at units there and for a renovated 2 bedroom, walking distance to zone 1 in a decent street the price is <$200k.

Does anyone have any data on CG over the years there?

I dont know your particular circumstances but why dont you look at buying a house in Broady for 230k+ with the view of developing in the future

i am looking but broady is about $270k+ now not $230k

yeah keep your eyes peeled, this one went for 230k a month or so ago and the odd one is popping up

a while ago I scraped some stats from investsmart.com.au and API mags and so on ..

suburb 10 yr growth PA 3 yr growth PA yield median
sunshine 13.1 12 4.4 320

This is from maybe six months ago though - no idea what is happening out there now!

i definitely wouldnt touch something 4.4% yield, 5.2%+ MINIMUM

Yeah thats a low yield, try get onto something better. Sunshine is very multicultural. Without being racist just realist how many multicultural areas in Australia end up in the high end price range? Not many from my expirience..
Too many complex problems

I'd look at Northcote before Sunshine
