Where in Brisbane for IP

Hi,

So wondering, since I am not from Brisbane, if I could get some ideas of areas to look at for Brisbane.

IP long term capital growth. Strictly buy and hold policy.
Close to public transport.
$450k to $500k.
Which areas should I avoid at all costs.
Which areas would you recommend I stay away from with high risk of flooding.

Agreed, a lot of interest on the forum and in the general market. I'd say a third of my clients are looking at this market. I've found the inner suburbs (500-700k) and outer suburban areas (<350k) as the most popular amongst purchases - but I'd assume the popularity is being spread across the board.
