Is there any views from the rear of the yard? I am assuming that if you are to build up the back area than more retaining walls maybe required. Sometimes a slope block and a good draftsman can turn the slope into an advantage.

If there are DA conditions that read it carefully, sometimes council may want you to run a new sewer or have more footpath or road. This could cost you extra in constructions cost.

I think its a good time to buy, properties for sale are on the market longer. Therefore you will have more room for negotiations. I too have also been looking for my next purchase.
